Our family expanded and we needed one more bedroom!
What neighborhood is this?
The house sits in Loyal Heights, one of the neighborhoods of Greater Ballard.
Has any plumbing been updated?
The plumbing hasn’t given us any problems in the 4.5 years we’ve been here; we haven’t made any changes to it.
Has any of the wiring been updated?
Like the plumbing, we haven’t needed to make any changes. It’s been updated from the original knob-and-tube, but that happened before we bought the house in 2017.
What condition is the roof in?
Brand new! It was approaching its end of life, and so we had it re-roofed in February 2022.
What is the heat source, and when was it last serviced?
A Lennox gas furnace is in the crawl space, it was serviced in December 2021.
Does the house feature gas appliances?
As well as the furnace, there is a Navien on-demand water heater and an LG gas clothes dryer. There is a gas line plumbed to the kitchen oven as well, so it’s ready to be upgraded!
How old is the water heater?
The Navien on-demand gas heater is 4 years old.
Approximately how much are monthly utility bills?
Expect around $170/month for water, sewer, and garbage, $25-$40/month for electricity, and $40-$90/month for gas, depending on the season and your usage.
What we’ll miss about the house
The House
We loved owning this house! It was our first house, and it was the first house built on this block back in 1905. It gets gorgeous light in through the tall south-facing windows, even in the winter, and we loved bundling up on the porch swing watching the sun go down. The magnolia tree next to the porch has gorgeous flowers in the spring. The backyard hosted many big barbeques (before the pandemic) and smaller, well-spaced gatherings (during the Covid times). We roasted many marshmallows on the fire pit out back. The fir floors are original (with some patches we did using salvaged boards from other old Ballard homes). The big shelves in the kitchen have history, too - they were once the bleachers of the old middle school! This house, to us, was both our starter home and a cozy little slice of Ballard history. We loved it and we hope you will too.
The Neighborhood
Loyal Heights is exactly what you’re looking for if you want a quiet, safe neighborhood while still being able to walk to so many amenities. 17th has been turned into one of the “safe streets” which has made it fantastic for pandemic walks. Old Ballard is within range for all the restaurants and breweries. Rosselini’s, Delancey, and The Fat Hen are just a few blocks away, and we will miss having them so close by! Salmon Bay Park is just to the west. 15th Avenue is seeing all sorts of cool new spots open up; Sazon at 73rd has the best tacos we’ve found in Seattle yet, and Pour Decisions just opened up on 80th for an afternoon’s beer or cider.
